Would you like to receive $6,000 when you purchase a $300,000 new home, $8,000 when you purchase a $400,000 new home, and so on, just for using a Realtor to represent you? Commission Rebates are a little known way for home buyers to receive thousands of dollars when they purchase a new home. Despite what some people will tell you, it is totally legal for licensed real estate agents to share their commission with their clients in Florida, as long as it is fully disclosed to all involved parties.  Any Realtor is able to share part of their commission, but the vast majority will not or just aren't able to, so commission rebating continues to be a well kept secret! 
 
Realtors who rebate their commission to buyers of new construction homes believe that this is a much more fair way to do business. With new construction homes, most of the time the home buyers are the ones doing most of the work . . . researching builders and communities, visiting model homes, and making selections to personalize their new home. For this reason, rebate realtors think new construction home buyers should be rewarded for all of the time and work they put into the new home buying process. They feel the home buyers should receive MOST of their typical 3% commission for all of their work.
 
This is how a commission rebate works:  Since the seller typically pays the commission, it costs a home buyer nothing to be represented by a real estate agent, and most builders sales counselors are happy to work with agents. The first step to saving thousands on your new home purchase is to find a real estate agent who is willing to share their commission with you (a 2% rebate is the highest we've seen in most of Florida). Contact the real estate agent and let them know you are interested in their new home rebate program, make sure there are no hidden fees that will be tacked on, and make sure to get a clear picture of how the rebate will work. If everything checks out, let them know where you are at in your home search process and that you would like to use them as your Realtor. Using an agent who specializes in selling new homes, regularly deals with builders, and knows the local communities will be a great resource, not to mention how much getting paid thousands of dollars you wouldn't have otherwise received helps financially! When visiting new home communities and model homes, let each builder's sales agent know that a Realtor is representing you in your new home purchase and give them the Realtor's name and contact information. Once you decide on the community, home site, and floor plan that you want to call home, let your Realtor know you are ready so they can make sure that they are on the contract as your Realtor.  At closing, when the builder pays them at least a typical 3% commission, they pay you 2% and keep the remaining 1% commission for themselves. Depending on the builder's incentives and the lender you use, your rebate usually goes towards the closing costs and prepaids so you have to bring a lot less money to the table.
 
Using a Realtor who will rebate a portion of their commission is a very wise financial decision that will save you thousands! Taking advantage of rebates on credit card purchases, cell phone purchases, and vehicle purchases are common ways to save money. Why not get a rebate on your biggest purchase . . . a new home!
