You own a property where you would like to rent some rooms. A lot of advice has come your way about choosing a tenant. Picking an outsider to stay in your house is never an easy task. What is that person going to be like? I have valuable objects in that house. I hope they will not destroy anything. These are thoughts which would go through anybody’s mind when leasing a room to an unknown person.

pick the right tenant for your home

Another problem is finding a tenant. A lot of house owners employ brokers or even place advertisements in newspapers or websites. Even understanding what the rent should be is a big question. Here are some tips on how to decide on a tenant—

  • Check if a Prospective Tenant Can Make Rent

Before one chooses a tenant it is imperative to gauge whether he or she has enough money to pay the rent. After the first meeting with the prospective tenant one can form an opinion about the person’s financial status. A working professional more often than not can make the rent. A student, solely dependent on himself or herself and without a regular income, may at times struggle. A regular income puts one at ease.

Choosing the Right Sort of Tenant

The sort of tenant one chooses depends completely on the house owner. There are some people who would rather a family stayed in their property than a student or a single working professional. The plus with a family is that they might stay for long. When it comes to students or individuals there is always the danger of them leaving the property too soon, sometimes even without proper notice.

Stability

It is always beneficial for any house owner if the occupant stays for a lengthy period of time. In most cases tenants do reside for a year. In some cases they occupy the place for quite a few years. The house owner can also decide on how long a person should stay. Normally they would not have a problem, however, if a tenant has misbehaved or damaged the house they could be asked to leave. In India a fixed period is usually 11 months. Thereafter the agreement is renewed again if both parties so desire it.

Do a Background Check

Police verification and a background check is a requirement before one opts for a tenant. Some tenants are reluctant to provide these documents. In these days one can never be too careful. Also, it is recommended that you have at all times a copy of the verification documents of the tenant and the police verification documents as well.

Do not Indulge in Discriminatory Practices

While choosing a tenant be ethical and do not reject any tenant on grounds of caste, creed, colour or religion. Also, every tenant is to be looked at in the same way.

Choosing a tenant is not an easy job, but the right tenant can take a load of your mind and bring in extra money. For a tenant find finding a suitable house is not easy. 2 Bhk apartments for sale in Allahabad could be perfect for them.
