When you REALLY need to sell your house REALLY REALLY FAST!

As a non real estate agent, I'm constantly learning from my customers (some of them in very challenging financial and personal situations) and from my real estate friends (who serve all different niches, towns and segments of the market).  It's fascinating as I see both sides of the situation as well as the breadth of challenges out there.  I empathize with my customers and do my best to listen and when I can, I make suggestions to help.

 

Through one of my friends, I've recently learned about a new (to me) segment of the population where they need to sell their houses REALLY FAST and they often can't wait the length of time for a typical transaction to transpire.  Here in New York (right outside NYC), we have a mature market, and most homes (in most towns) may be on the market for 3-6 months (assuming of course that they are priced properly).  And, then, once there is an accepted offer, it will often take 3 months or so until the closing (some of this is due to inspections, mortgage process, the fact that we are an attorney state in NY, as well as many needing to coordinate the sale of their old home in order to buy the new home).  Some people just can't wait 6 to 9 months.  Sometimes, this just isn't economically feasible.

 

During those 6 to 9+ months, the owners need to continue to maintain the home (this may include shoveling, mowing or raking the lawn, keeping the house heated (or cool enough in the summer) and cleaned.  They also need to continue to pay real estate taxes (which are extremely high in our neck of the woods), and some need to pay HOA or maintenance costs (pending on where they live). And, of course, we all know that when you sell a house, there has often been neglected maintenance items that now need to be fixed...and that costs money.

 

Well what happens if you are barely making ends meet (or worse) and can't afford this?  What happens if you are behind in your mortgage and running the risk of a foreclosure?  What happens if you just inherited a house from your parents (or other relatives) and now all of a sudden you are faced with all of these extra costs to maintain and prepare the house for market, but no money to invest in it?  What happens if you live out of state, and it's just not feasible to get there to deal with all of this?  What if there are some extra large unexpected costs (e.g.a large tax lien that was owed on the house, a roof that needs to be prepared, water damage or other items that may prevent you from selling the house?).
