Visual Marketing in 2017 — Best Ways to Sell Your Home for Top Dollar

Written by Posted On Thursday, 20 July 2017 07:12

When it comes to selling your home, visual marketing is one of the most powerful things you can do to attract potential buyers. When surveyed, 37 percent of professional marketers said visual marketing was one of the most important parts of their business-building efforts. This applies to marketing for any business, including real estate marketing.
Real estate has changed over the years, and marketing efforts that worked a few years ago no longer work today. Agents have to get more creative in their marketing efforts. Many agents are now marketing online, which opens up selling areas and makes competition fierce. Here are some interesting ways you can use new technology to help sell your home.

drone taking photos

1. Drones

The Federal Aviation Administration now allows the use of drones for business purposes. Drones are expected to be used more and more for real estate marketing. Imagine you are selling a property that has a lot of acreage. Instead of taking flat photos, you can now take affordable aerial views of the entire piece of land, over ponds and of some unique angles that show exactly what the property has to offer.
Drones come in different price points and with varying abilities. If you want to take high-definition photos, you’ll need to either buy or rent a high-end drone. Another option is to hire a photographer who specializes in taking aerial photos or videos, but this can be a more expensive investment.

2. Virtual Reality

Virtual reality (VR) has been around for a while, and the user experience has continued to improve. Millennials grew up with this type of technology and expect it when experiencing new things, even if that experience is shopping or a home. With these 20-somethings entering the home-buying market for the first time, they expect to be entertained.
It probably isn't surprising that some realty companies have begun to use VR tours of homes so potential buyers can gain the experience of walking through a home from the comfort of their couch. Real estate agents or homeowners offering virtual tours of their homes receive 403 percent more inquiries on their listings because the experience is more engaging to younger and more tech-savvy home buyers.

3. Live Chat

Live chat can help with your website's “sticky” factor. Consumers who need help while browsing online prefer live chat by 57 percent over other forms of help. While you will have to staff your live chat to help consumers whenever they have a question, the return on potential home sales might make it worth paying a dedicated customer service rep to answer questions.
Many people today prefer to talk online versus via a phone call or in person. However, they don't want to wait to hear back via email. A live chat option eliminates response delays. Consumers have instant access to you, which can make the difference between them choosing you or going with another agent.

mobile responsive cellphone

4. Mobile Responsiveness

About 80 percent of those who use the Internet also own a smartphone. People have a tendency to jump on their phones throughout the day to look up just about anything. If they drive past a house they like, for example, they might just pull out their phone and look up details on that listing. It only makes sense that if you want to attract the most potential buyers to a property, you should make your website and home listings adaptive to different screen sizes.
Your first step is to make sure that the theme on your site and listings is responsive. The site should look visually pleasing and be consistent on both a regular desktop computer and a smartphone or tablet. Make sure all the functions of your site work properly on both desktop and mobile, including the chat function or “contact us” form.
If you can implement some of the new technological trends in your effort to sell a home, you just might attract enough buyers to launch a bidding war. Using the latest tech is beneficial, whether you are a real estate agent or an individual selling a single home.
