How to Sell Your Home Fast

Written by Posted On Tuesday, 08 August 2017 12:59

You’ve received a job offer in another city. The job and company are both ones you just can’t pass up, but they need you as soon as possible. You need to sell your home fast. Or you’re looking to upgrade in your present city. Your family is growing and you’ve recently received a promotion with a big salary boost. You’ve seen the house of your dreams, but you need to know your present home will sell quickly because even your new salary won’t cover two mortgage payments every month. Again, you need to sell your home fast.

There are several ways you can accomplish a quick home sale. Most home sellers opt to work with a realtor, thinking that their expertise alone will help get the job done. Others choose to go it alone, relying on the internet to advertise their property. A third way is to sell to a home-buying business that offers a quick purchase without the hassle of showing the house to a string of potential buyers.

Traditional Selling Methods

Whether you decide to hire a realtor or market your home yourself, the process of preparation is much the same. You want to make your home look as appealing as possible. This means upgrading the landscaping for that all important curb appeal, your home’s first impression on buyers. It also means making some upgrades indoors, such as fresh paint.

You’ll also need to declutter and depersonalize your property. Remove and store any artwork, personal photographs, and memorabilia. Box up your holiday decorations and out-of-season sports gear (no new home buyers will want to see your ‘Fathead’ hanging on the wall) and rent a storage unit to keep these items safely out of sight.

Finally, make sure that every room in your home is staged in a way that makes sense for the space. Unused bedrooms can be transformed into home offices, cozy dens, or a children’s playroom. Buyers will be more likely to purchase your home if they can envision how they will use it. Furthermore, depending on your buyer, you want to accent the emotional part of the process of buying a home. Parents will want to see what options they have for their children’s rooms (or a playroom). A business owner will want to imagine what their home office could look like in their new home. Being able to engage a buyer with as much emotion as possible will help you in selling your home faster.

The Price is Right

When your home is ready to go, the biggest boost to a quick sale is to price it right. If you need to move your home fast, you need to make it affordable. And you’ll need to make sure that the house is available for showing whenever buyers are interested.

Home-buying Businesses

Another way to move your home quickly is to sell it to a business that specializes in buying homes in their current condition. This is a good option when you are extremely pressed for time or if you need that cash quickly in order to make the down payment on your next property. Be sure to do some research on several companies’ reputations and ratings before selecting one to work with.

When you contact them, you’ll be asked a series of questions about your home such as its location and condition, as well as your mortgage status. You’ll need to make an appointment for a company representative to come and view your property, and usually you’ll receive an offer shortly afterwards. Some companies may make a tentative offer before seeing your home that can be altered if necessary. Closing takes place within 10 business days in many cases.

Make the Choice

No one can tell you which method will work best for your situation. Consider factors such as your family’s schedule, your budget, and your deadline as you do your research. Then talk to more than one representative of each type before making your final decision.
