How To Sell Your Home Without A Realtor

Written by Posted On Tuesday, 08 August 2017 13:14

Despite what some may tell you, there’s nothing wrong about selling your own home without undergoing the standard practice of finding a real estate agent.

Quite simply, are you looking to eke out as much value as possible from the sale of your home? Well, simple logic demands that you use the readily available web-based resources to sell it on your own without squandering the percentage you’d typically give to realtors.

Luckily for you, the internet has changed the way buyers get to link up with home sellers nowadays; the same resources that realtors use to connect with potential home buyers are now at your disposal as well.

That said, you might want to read the rest of the article to find out how to go on about it:

Get a Real Estate Attorney or Title Agency

Depending on the state you’re in, it’ll be important for you to call a real estate attorney or title agency informing them of the property that you’re planning to sell. They should be able to walk you through the legal process involved. While this is still using (paying) someone in the process, a realtor would have to do this anyway (so you’re still cutting the amount of people you need to achieve the goal of selling your home, as well as the money you’ll spend). Furthermore, you’ll be consulted and made aware of any potential legal issues that could have hurt you long term should you have decided to seek minimal legal help (aka DIY).

A simple Google search should be able to list you quite a good number of real estate attorneys within your locality. But what’s important is that you take some time to scour the internet and find out what their previous clients have to say about them. There are a number of sites you can search through for previous reviews and verifications of someone’s work and experience.

List the Property

There are several mediums you could use to list your home. Examples include online listings, virtual tours, newspaper ads, photos, feature sheets and word of mouth.

Bear in mind though that for the offer to go through, both the listing and the condition of the house have to look pretty good and appealing. Start by dressing the part to look professional, then perform a simple staging of the home after cleaning it thoroughly.

If possible, try hiring professional cleaners, stagers and photographers to do the task for you. You might also want to consider renting a storage unit to help you with the staging.

Learn the Tricks and Maintain Awareness Through the Process

Through the sale of any home, you’re unfortunately never guaranteed a smooth process. Risks may arise and it’s upon you to be smart enough to know how to circumvent around them when they do. You could find an all cash buyer ASAP, or the process could very well end up taking some time.

First, taking the Do-it-Yourself route puts you at risk of selling your house at a lower price than it’s actually worth. The other risk is the possibility of scaring off potential buyers by charging too much.

To avoid falling victim to these two common risks, you’re advised to collect as much intel as possible as to the amount other similar homes within your locality are selling for.

Needless to say, you also risk putting a poor display of your home to potential buyers. But again, as already mentioned, the risk can be ironed out by hiring a professional cleaner, stager and photographer.

Lastly, there’s the problem of tire kicking. How do you avoid wasting your time on people who want to be shown the house but are not serious about buying it?

Simple, negotiate beforehand or let them state the amount they’re willing to spend on the house. If you find the amount favorable, you can go ahead and request for any document that shows the buyer is actually pre-qualified to buy the home.

This could could be a letter from their bank or lender that shows how much they have been approved for. A credit check could also come in handy at this point.

Make The Listing More Visible

To sell the property even faster, conventional wisdom dictates that you apply some effort in marketing it around. Remember to make both local and lawn signs, and more importantly, try promoting it online and doing some digital marketing to get the word around.

There are a number of options for selling your home without a realtor. Whether using online marketing tools, selling to a cash buyer, or even maybe a home buying business; the options are vast. Make sure to perform proper research to find out what choice would be best for you and your circumstances.
