Tenant Complaints and How to Deal With Them

Happy tenants are paying tenants, they are tenants that will report issues when they arrive and ensure your property is in tip-top shape. As someone who has been on both ends of renting property I understand what the frustrations are and I have a good idea of how to keep a good relationship.

Here are the most common tenant complaints and ways of dealing with them.

Maintenance Issues

Even small problems need to be dealt with because they can grow into larger ones. The problem is, if a tenant doesn’t feel like these will be dealt with, they won’t say anything and will often leave them untouched. That could lead to all kinds of issues.

So, you need to make sure the tenant knows you will deal with any issues they have and that you will deal with them in a timely manner. They need proof of this as well, so when they call with an issue be sure to deal with it promptly and professionally, handling their request in a similar manner.

To make sure you are covered you should try and get everything in writing whenever you deal with the tenant.

Noisy Neighbors

This is not really your fault, yet it’s something that you will be expected to deal with. If you own the apartment or house where the noise is coming from then you should get in touch with these tenants and politely request that they keep the noise down, making sure you don’t tell them about the complaint. You don't want to expose your tenant to any potential issues, just incase their noisy neighbour happens to be the Zodiac Killer. You don't want that kind of neighbourly dispute on your hands.

If you do not own the noisy house then you should make an offer to help them in another way. Add soundproofing inside the house or shrubbery outside of it, this can make a big difference with noise. If you do own a building then you can offer to move them to a quieter apartment.

Pest Invasion

This is often something that you will be asked to deal with, but something that may not sound like your problem. So, rather than complain, just do what the tenant should be doing, which is to contact a pest exterminator and ensure they get the job done quickly.

In this case, and in many others, you need to put yourself in their shoes. Would you want to live in a house that was overrun by pests? Would you want to spend a week or more waiting for a hot water issue to be fixed? You wouldn’t, and if you wouldn’t then neither should they. So, try to do everything as quickly as you can.

I have spent a lot of time dealing with tenants good and bad. It’s all part of the job. Your tenants are the ones who pay the bills, the ones who can make your life easier or decidedly more difficult. For you, they are needed to ensure your bank balance is full.
