1. Why do some real estate professionals shy away from selling new homes before construction completion?

            Answer:

      Many real estate professionals lack experience or do not have a reputable home builder to work with.

                              

2. Why do many home builders shy away from selling presale or unfinished speculative homes?

            Answer:

            Most home builders have trouble finding building sites and many are not programmed to communicate closely with home buyer prospects which is necessary when selling unfinished homes.

3. Why does buying an unfinished home offer a variety of advantages for home buyers?

            Answer:

            Presale home buyers get to choose their own home design, paint colors, carpet, counter tops, select upgrades and participate in the building process of their new home, from start to finish, which can an enjoyable expeience.

4. Why don’t real estate professionals and home builders work as a team to develop useful marketi information for new home buyer prospects?

            Answer:

            A common problem is that there can be a certain amount of natural friction between real estat professionals and home builders. Many builders believe that real estate agents or brokers charge a very large fee for their                        services without having any business risk.

5. Why don’t construction or retail home lenders promote marketing and sales of presale homes?

            Answer:

            Most construction lenders analyze a home builder’s capitalization when deciding how many new homes they will finance for an individual builder. It is common for lenders to focus exclusively on financing speculative homes                for a  builder, where most are sold at construction completion stage, or on all-in-one type loans for custom home buyers. Unfortunately, many lenders neglect promoting the marketing and sale of unfinished homes even                      though they offer home buyers more choices and also help home builders grow their business with less risk.
