11 curb appeal tips to sell your home quicker

08 0719141239dWhen you sell your Michigan home I tell my home sellers that you have to impress as many buyers as you can.  You have to think of all the possible buyers as the ocean.  A big pool of buyers.  You want every one of those fish (pardon the expression) to come to see your home.  You do not want to turn them off because they did not like your curb appeal.  You do not want them to be turned off because there is a bad picture of your home.  You do not want to turn them off because the bushes were too high and they could not see your home.  We want to get those buyers into your home so they can make a decision about your home after seeing your home in person.  We do not want them to cross it off before they come to see it in person.    If one of those buyers do not come to see your house because you did not trim the bushes or clean up the front yard then you may be losing out.  That buyer never saw your home in person, and that buyer might have been the buyer that put an offer in on your house.  I have put together a list of home selling tips as only suggestions to you to impress the potential buyer to buy your Michigan Home.  It you would like to find out what your Michigan home is worth click here

P10404411.)   Trim bushes so they don’t block windows and cut down on light.  It is so important that buyers can see the house.  If the house is blocked by overgrown trees and shrubs then buyers may believe right from the beginning that you the seller does not take care of the house.  It would be a bad first impression.  Would you want to lose a possible buyer just because you had over grown shrubs?

2.)   Buy a new doormat.  This is just a simple low cost touch, but it is welcoming to home buyers.  Now is not the time to have an offensive door mat.  If you have one put it away and get a new one.

3.)   Does your front door need some freshening up?  Re- varnish or re-paint the door.  Or you could paint the front door in a glossy, cheerful color that compliments the exterior color.

4.)   Flowers, flowers, flowers.  This is another simple but high impact touch.  Buy a pot or pots of bright flowers (or a small evergreen in winter) on your porch.  Whatever the season you can find a nice plant or flower for the front porch.  If it is the spring or summer you could hang a few hanging pots.  Or you can strategically place some pots of flowers in the shrub beds.  This a big bang for the buck.

5.)   A well-manicured lawn, neatly trimmed shrubs and a clutter-free porch welcome prospects. Cut the grass more often, edge the sidewalks, and put grass seed down if you have bare spots.  If you start early fertilize and water to get a nice green lawn. If it’s autumn, rake the leaves. If it’s winter, shovel the walkways. The fewer obstacles between prospects and the true appeal of your home – the better. Find a landscaper to help if you do not have a green thumb or do not have the time.

6.)  Weed the shrub beds, and put mulch or fresh dirt down.  Make it appear nice.

7.)  Power washing.  Some agents say to power wash the sidewalks and driveway.  I myself think that is a waste of time.  Power washing the house can make the house look better.

8.) Paint and caulk.  Fill those wood pecker holes, replace rotted wood, and fill small holes.  Caulk and paint. Doing these items will solve problems before you do a home inspection.

9) Gutters.  Clean the gutters if you have saplings growing out of them, or if leaves are over flowing them. 

10.) Stand across the street and look at your home.   Look at it, this is how a potential home buyer's viewpoint.  Does it look cluttered?  Get rid of excessive lawn ornaments..   Remove all refuse, leaves or clutter from yards, sidewalks, porches and decks.  Less is more.

11.)  If your neighbor's yard is cluttered or unkept.  Tactifully tell them you are selling your home and ask if you could take care of their yard while you are selling your home.  An unkept neighbor's yard could be a deal killer for you.
