Ok it's not rocket science but even seasoned real estate agents make this mistake.  Of course, this scenario has replayed many times in my life.   

Do you know how many agents have asked me "Do you really think it's worth it to cut everything down" ?  No doubt, the figure is unknown to me because it happens that often.

 

What is the mistake you may ask?  

 

What mistake is literally costing you money simply because you don't think it's important enough for a particular property?

 

The answer is: brush weed clearing and gardening services


With distressed properties many times the property is so overwhelmingly overgrown with brush it leads the seller and agent to want to sell it "as is".

 After all the house itself looks junky why would anyone want to put more money into it?

 

This rush to the market could be costing you big bucks.  Yes, im talking 5k+ in addition to your house sitting on the market for significantly less.

 

So what are we talking about here?  Im talking about taking all that brush to the ground.  Making it look like a blank canvass.

Even if the house is in complete disrepair it's important to make the yard look clean, cropped and even swept.  Yes exactly taking a rake and raking the dirt if need be.  It is THAT important.


Give your client the "clear canvass" they need to visualize their dreams or ventures.

 

 Take this story for example: A friend of mine recently bought an overgrown 1/4 acre of land.  The piece of land was so overgrown he decided to try and make a quick flip.

 

Well his quick flip turned into a year long waiting game, He bought the property for 25k and wanted to make a quick 5k to no avail.   He eventually capitulated and hired a gardening service to take the brush to the ground.

 

As the gardeners were working a client passed by asking "Is this for sale?"   The rest is history, my friend ended up selling his 1/4 acre for 38k.  

Paying attention to detail and spending a bit of money went a  long way for my friend and will certainly pay off for you if you follow the advice in this article.  

Here are some tips for finding the right gardener for the job.

 

  • Hire local small business, Hiring local small business gives you the opportunity to have owner operators do the job for you.  It is in their direct interest to avoid issues.

 

  • Get 3 solid bids, however POLITELY let the business owner or technician you will be gathering 3 quotes.  It's important to let the service man know that you value their work and time but want to make sure you get the most competitive and reasonable quote.

Believe me service workers appreciate the extra consideration and many times will reciprocate with a very competitive bid.  

 

  • Ask whether the work will be done by weed line trimmer or by hand.  This give you the opportunity to let neighbors know if loud chainsaws or equipment will be used.

With these tips there is no doubt you will be able to secure a higher asking price for your overgrown properties.
