5 steps to prepare your home sale

Written by Posted On Sunday, 19 November 2017 09:29

Most of us understand the importance of preparing your home or apartment for sale, whether you are looking for an express sale via an open day or auction, or traditional routes with an retail estate agent there are a number of steps which are recommended to ensure your property sells as quickly as possible, with little to no time in exchange services to ensure a smooth transaction on both sides.

At Yes Home Buyers, having dealt with hundreds of cases of individuals or families looking to sell up quickly to relocate, upsizing or downsizing there are numerous profiles which we generally see that can help guard you, and help get the best deal possible for your property. Below we have outlined five points which we highly recommend taking seriously:

  1. Presentation - People like to move into houses when they see it's potential, whether it's an investor or individual buyer they cannot see any potential in a guided tour or pictures if you have left your weeks worth of laundry out for show. First impressions matter the most in the property business, that's why it's one of the most important elements to get right. If there's unusued or non-utilised space, make use of everything to present the ideal home for someone to move into.

Legal - It's all very well having a pipeline of interest, but without the legality side of business coverered then you could lose out in thousands of your hard earned money by overpaying solicitor fees, contracts and everything else. Be clear on what you want your solicitor to do, and try not to fall for the hard oversells. If you haven't already had your property surveyed, get a private expert to conduct a survey and if applicable fix the problems to ensure there are no creeks in the cupboard when it comes to sale time!

Greet & Welcome - Whether you are personally introducing your interested parties, your estate agent or via auction house. Welcome your guests to the living space you are trying to sell them, with an array of pictures, floorplans, videos and anything else that can help your property stand out in comparison to the rest of the market. You will be suprised on how much a professional photographer can add to the value of your home.

Get your cycles correct - With the current property climate being well, it's always recommended to seek the best time to sell your home. Generally speaking, the start of a new year is a good time to start seeking valuations and looking at the best avenue of advertising your property. Mostly because after big seasons including Christmas, people have just finished the year and starting a new with their plans for the upcoming future. Speak to your local property consultants to see if they can give you some indiciation as to what is the best time to sell in your local area.

Know what you are doing - We speak to many individuals who would like to sell their home, but have no idea what or where they are going after. It's hard work preparing your home and listing it for sale, but make sure you do not tire yourself out too much to find yourself a new place to live in. Working with estate agents, or local consultants are a good way to ensure find new properties, whilst selling yours which can also reduce your overall selling fees.

We always recommend our customers to do proper planning and preparation to get your home ready for sale, and the potential fors and againsts of selecting the best method for you. Selling your home is not always a fast process, so take your time and be confident that your home appeals to other buyers whilst ensuring you are getting the best deal possible. At YesHomeBuyers, we are independant experts giving you expert advice, and options for fast house sales through a network of property investors.
