Modular homes are made a little differently than most homes. They’re also known as factory-built, system-built, or prefab homes. While we still prefer custom, modular homes are an important option for people to consider. Here’s what you should know about them.

They’re Built Faster Than On-Site Homes

Unlike regular homes, which are usually built at the site, modular homes are made indoors in a factory. This means they are typically completed faster since they don’t have the usual weather delays that on-site homes have.

They’re Not All The Same

People think that prefab homes are all the same, or are all boxes. Modular homes can actually be customized quite a bit depending on the company you use. Quality can differ from each company, so do some research beforehand.

They’re Financially Smart

Modular homes are often smarter financial decisions than other homes. They’re appraised the same as on-site builds. And unlike manufactured homes, which are closer to mobile homes, prefab homes are permanent structures that have value. They’re also cheaper to build on average than on-site homes. They’re built faster which means lower labor costs. Just be sure you understand what’s included in the price as items like electrical, plumbing, ductwork, septic systems, basements, and added design features may be added on costs. It all depends on the company used.

They’re Eco-Friendly

Eco-friendly, or green homes are typically expensive to built. But modular homes are actually considered green. They’re built to be energy efficient, and they also waste less material due to being factory built. Excess materials are typically used for other projects so there is minimum waste.

There Are Limitations

As great as modular homes are, there are some limitations. Some neighborhoods don’t allow them, and getting them into a bigger city can be challenging as the homes are almost entirely finished before getting transported. Land also has to be purchased separately, which is costly in some areas especially Toronto. Modular homes also need to be fully paid for before the project begins, which can be a financial issue for some people.
