All real estate agents are not created equal. How can I say that, you're thinking. I'm saying it, and it's the truth. Pretty much the same as in any other profession. There are those that are worth their weight in gold to both buyers and sellers and the rest of them who make us look bad.
A good real estate agent must be educated, first of all. They must know their profession; the rules, the laws, have ethics, have integrity and know how to get the job done with as little stress to the buyer or seller as possible. They should always put the customer or client's needs ahead of their own agenda. Always.
Now, don't get me wrong. There are many fine REALTORS® out there but not all are created equal.
You, as a buyer or seller of property in Palm Beach County, must be aware of what's going on. You need to know. It's the old saying, Buyer Beware. I've seen listings with no information that have been up for a year - does the seller even know it's hurting his sale. I've seen buyers told all sorts of things just to close a sale. Is it right? No. Does it happen? Yes.
Do your due diligence when hiring someone to represent you when selling your home or buying a home (or condo, townhouse, villa or whatever.) You want someone who has your best interests at heart, who will do everything to make sure you have a smooth transaction. Moving is stressful enough.
Do yourself a favor and hire your own agent - buyer's don't use the listing agent. They work for the seller. They have a contract with the seller to get them the higest price. They aren't going to give you money off. They're going to sit back and collect a double commission. Get your own agent. Same thing applies to new construction and the builders. The agents in the sales office are not working for you - they work for the builder. They're not giving you money off the commission. They're going to collect a double commission and they probably won't tell you may like another community down the street better or how to save a bit on buying this one, but a seasoned, smart REALTORS® will.
So now you know, all real estate agents are not created equal. In fact, not all real estate agents are REALTORS®. I'll bet you didn't know that! But know you do.
