Fast & Easy Front Yard Landscaping

As you know, front yard landscaping can make or break a real estate deal. The front yard shot is usually the premier photo of any real estate listing. It's the big juicy carrot that generates interest and amps up the "WOW" factor, making buyers want to see more.

How many times have you looked at an image of a beautiful home and cringed at the front yard landscaping or maybe a water well or utility box messing up an otherwise beautiful shot?

front yard landscapingLet's face it, not all homeowners are front yard landscaping gurus. While the interior of a home may be spotless and gorgeous, the yard outside can be a sight for sore eyes.

One quick and easy solution I've had success with is creating focal points that attract attention away from areas of the front yard that are less desirable. Plastic plants, flowers, and shrubs have come along way in the realism department. I keep a variety of plastic foliage and flowers at the ready in my garage for staging exteriors. It's amazing what a couple nicely arranged flower planters in an entryway can do to attract attention.

Water wells are another sore spot in the country where private wells are common. Too hide wells one can use plastic shrubs or fake rocks resigned to cover and disguise them. Fresh mulch is another great tool to have at hand. Liven up any old gray mulch along entryway paths or driveways with a couple bags of fresh mulch to give it a nice, clean look.

Having a small gas edger is another super tool. Quickly edging pathways and the driveway can really clean things up in a big hurry.

And don't forget to look at window planter boxes if any exist on a home. Throw some artificial flowers in them to add color and variety to the home. If a tree or bush looks especially ratty, ask the homeowner to trim it or if you can trim it yourself.

As realtors, we are always focused on decreasing interior clutter, removing family photos, opening up areas inside the home, but we tend to overlook the front yard landscapi9ng or deem it unfixable. Be creative and think out of the box when you look at the front yard images. Better curb appeal may be a couple minutes of work away!
