Times have changed for marketing, and the same goes for real estate. Although print listings are still available, it's not as popular now as home buyers looking for their options online. Websites such as Zillow or Realtor have a wide variety of choices which can even be filtered through the budget, location, number of bedrooms, and other specific characteristics.

1. Remember the top elements


The best thing to remember is to put yourself in the shoes of the buyer. If you were a buyer, what are the top elements that you would want to see in a set of realty photos? Of course, you would consider the frontage, a picture of the rooms, the yard, and other extra areas such as the garden, attic, or basement. These are important elements. If you are planning to sell the property as is, it is important to note these details on your descriptions when listing online.

2. Lighting is key

3. Bare is okay, but staged is better


If you don't currently live in the property you are selling, you may be tempted to take a photo of each bare room in the house. However, keep in mind that it would be harder for the buyers to imagine the rooms if it was bare compared to staging some furniture. 

Make sure, though, that the furniture being staged looks cohesive and appealing to the eyes. A cluttered mess of elements per room may turn off potential buyers. If you don't have the time or effort to stage furniture on your own, you can hire a graphic designer to help place virtual elements that fit each bare room. This way, it would be easier for your future clients to imagine if they were to place furniture in each room. 

4. Clean up when necessary


Another important thing to remember when taking photos of real estate is to clean up walls, flooring, tiles, and other places in the property that may accumulate dirt and grime. Even if you are selling a 20-year-old property, you may still have the advantage over any dirty house that was built recently. 

Make sure to vacuum the rugs, scrub walls, paint over some stains, and clean the flooring so that each would look pristine. This can put you in an advantage over any other real estate photo that looks old and grimy. 

5. Take advantage of the 360-degree view


Do you have a smartphone or a DSLR that has a 360-degree view feature? This can be an added bonus if buyers want to consider the property's vicinity before purchasing. In many large online listings, the "street view" is an option that buyers can look at if they want to see what the neighborhood looks like. 

Additionally, 360-degree views can also be used as a post in social media accounts if you are selling property in other websites such as Facebook. The 360-degree view can also give a better perspective of how large and wide each space is, and it would be a perfect combination if you added staged furniture for each room.
