Winter Prep for Your Rental Properties: 5 Things to Remember

It may not seem like it now but winter is going to be upon us before you know it. And, regardless if you live in the snowy and cold East and Midwest or the milder Southwest and West, preparations need to be made in order for your rentals to withstand adverse winter conditions. You never know when a period of sunny and mild weather can turn cold, windy, and damaging. Here are five things to remember.

Check HVAC Units
This is the most important thing to do when prepping for winter. A faulty or failing heating system can cause damage to the rental property as well as injury to tenants if there are potential gas or oil leaks. In the process of checking the HVAC units out also make sure all CO and smoke detectors work. Check out the

Search for Potential Energy Drainers
In some cases heating bills don't skyrocket because of a tenant keeping the temperature high. HVAC units stay running in situations where drafts from too many locations keep the environment cooler. Run through all of your rental units to check for any drafts from doors, windows, or electrical outlets. Weatherstrip and foam insulate where necessary.

Ensure Waterproofing
Snow, rain, 'Noreaster. There are many things which cause liquid to accumulate during winter months, and a few of these can lead to mild to severe flooding in areas of poor drainage. Double check French drains and sump pumps in your rental properties to determine if they are read to handle above average water levels. Replace or repair where necessary, and don't skimp.

Check to See if Tenants are Staying
If tenants are leaving during the winter months you need to determine the level of warmth needed in an empty residence to avoid damage and allow future residents to see the space. Check on this to avoid unnecessary charges.
