If you have just decided to sell your home or your home has been on the market but you just can’t seem to find a buyer, I will give you some tips that could help you. Real estate isn’t an easy market these days, or affordable for that matter. This is why it is important to get the most for your home and make it as appealing as possible. If you do these few things, you are sure to get the most bang for your buck.

 

Price Is Everything

 

As it appears, home prices are dropping and home sales are slowing down. This could be because no matter how low the prices seem to drop, it may always seem out of your price range. This is why when you are selling your house, it is important that you compare the home values and sale prices in your area. If average home sale prices have been $150,000, you aren’t going to want to list your home for $300,000 with all of the same features as the other ones. If you really want to get your home sold, it is best that you undervalue it and drop the price by just a little below what it is worth.

 

Clean It Up

 

If someone were to walk in your home and see it cluttered with all kinds of knick knacks, old furniture and smelly cat litter, they are sure to walk right back out of the door. You want to make your home seem more inviting. You can do this by simply cleaning it up and eliminating some of the clutter or hiring professional stagers. They will come in and place staged furniture around your home. They will also come in and just rearrange everything to make it look more open and inviting. This can cost a few hundred to a few thousand dollars.

 

Inspections Are Vital

 

I recently went through this with the home I bought. The previous homeowners didn’t bother to get an inspector so when we hired our own he found foundation problems. We couldn’t obtain our mortgage with a faulty foundation. So we had to negotiate back and forth with the lawyers and we had our price dropped by $10,000 to cover the cost of hydrovac excavation by the Renegade Group. They uncovered all of the underground lines so that we could safely repair the foundation with their help. This is why it is easier to hire an inspector to tell you everything you need to fix so that you don’t have to go through the back and forth wheel and deal process with the potential buyer. It will be much cheaper to make the repairs yourself rather than lose thousands of dollars off of your list price.

 

Use Your Own Photos

 

Sometimes the realtors just can’t seem to capture the best features of your home that you think are special. This is why you should consider using your own photos and even adding a video tour of your home. You could also hire a professional photographer or see if your broker has one that they use. Here are some tips on what potential buyers may be looking for in your photos:

  • Your home’s best features

  • Pictures of outside on a bright sunny day

  • Kitchen

  • Dining room

  • Bathroom

  • Bedrooms

All of these shots should show all of the good things in these rooms. You don’t want to take a picture of the stove and refrigerator then expect people to want to come see your kitchen. You want to include everything you can so that your time and the buyers time aren’t being wasted. If they see all of the wonderful things about your home, they are more likely to want to look at it and make an offer.

 

Selling your home isn’t always easy and neither is buying one. This is why it is important to try to follow the tips I provided to ensure you get the most out of your home when you are ready to sell. Set a fair price, clean it up, get an inspector, and take great photos.
