Instagram is a very popular social marketing platform. In April, it reached over 700 million active members. A number of real estate professionals are taking advantage of the platform to reach local clients.

Unfortunately, while Instagram can be a great place to engage with customers, it isn’t a foolproof platform. You need to study successful Instagram campaigns, test different targeting options and see what your visitors respond to. There isn’t any blueprint that will help you create blockbuster campaigns right off the bat. You will need to invest plenty of time and resources testing.

However, there are some tips that will help you reduce your learning curve and better position yourself for success. Here are some worth trying.

Show Happy Customers, Not Just Properties

I have seen two different real estate agents back in California try to promote their business on Instagram. They both made the same mistake – focusing too much on their properties and not enough on the people. Not a single one of their images featured any of their customers.

Real estate is actually a very personal profession. You can feature the most beautiful properties in the world, but it won’t help your reputation as a real estate agent. Why?

Real estate agents don’t choose the properties they promote. The fact that a few great looking properties ended up in their inventory won’t impress anyone. Sure, it may draw attention to your profile, but it doesn’t say anything about your ability to serve your customers.

You need to show that you have a great track record for actually helping people. Showing pictures of satisfied customers after closing on a new home is the best way to engage with customers on any image sharing site.

Share Your Own Content

This should go without saying, but you don’t want to share images that were taken by your customers or another listing agency. You certainly don’t want to use images that you pulled from a photo stock site.

You need to show that you can market on your own. The only way to do that is by sharing your own high -quality pictures.

Use Strong Call-to-Actions

Make sure your posts have interesting captions that will motivate potential home buyers to reach out to you. A strong call-to-action is necessary on any social media platform. You should try including your brand logo, phone number and email address on each image.

Share Your Content Across Other Social Networking Sites

You need an interconnected social networking strategy if you want to get any traction. This means that you don’t want to share different content on every website. You want to share your content across different sites, so you can get automatic Instagram likes.

Instagram users are almost universally on Facebook. If you share your content on Facebook and make the content public, it should be easy to get exposure throughout your community. You should also try sharing it on Twitter.

Use Personal Web Profiles

Up until four years ago, Instagram only shared content over mobile devices. Today, it has opened its content up to desktop users as well.

If you want to reach customers through desktop, you will need to use personal web profiles. They can come with personal, downloadable badges. You can also share important information about your business.

The important thing is to optimize them properly.
