Dyer Sheehan Group closes over $71M in real estate transactions

(VENTURA, Calif.) –Dyer Sheehan Group, Inc., a commercial real estate consulting and brokerage firm founded in 1997 by Dawn Dyer and Paul Sheehan, had a record year for real estate transactions in 2014.  

The firm closed transactions involving the sale of land, multi-family and NNN-leased investment properties totaling just over $71 million in sales price value, with most of the assets located in prime Southern California coastal communities.

Two of the largest transactions involved properties in West Los Angeles totaling $63 million. Dyer and Sheehan represented the buyer of an entire city block on Santa Monica Boulevard. Vons Companies, Inc. sold the 2.64-acre vacant site for $37.5 million. The firm also brokered the sale of a 40,000+ square-foot. shopping center on Wilshire Boulevard for $25.5 million. Additional transactions involved several multi-family investment assets and NNN-leased single tenant properties including an Arby’s Restaurant in Arizona. 

“We are seeing an increase in the disposition of multi-generational family-owned companies, which are no longer able to effectively compete in the increasingly global, corporate-dominated economy,” Dyer said. “The resulting liquid assets are often distributed to family members seeking alternative investments for the equity received from their companies and company-held real estate.” 

Dyer Sheehan Group also is seeing increased activity from investors who have owned apartment buildings for decades, but are now ready to retire.

“Many of these investors are selling their residential units to exchange into NNN leased properties, which are less management-intensive and offer strong corporate guarantees,” Dyer said.
