Title Insurance and Home Survey


OK!  Believe it or not...there is light at the end of the tunnel.  Closing is not far away.


But there are a few key components to understand before the final walk through and closing.



Sometime within a couple weeks of acceptance, the title company will send a "Title Commitment" which will show the policy for title insurance.   Episode 13.1 talks about what to look out for, how it works and what costs are involved.



This step is confirming the property is free and clear of any defects or encumbrances.  A buyer should be aware that the commitment will show any judgments against him or her as well.  Those will need to get paid off and released.



Tristan pretends to be an artist again to give you a very rough idea of what is included in a survey.  What to expect?  Does a buyer need one?  Find out more in Episode 13.2.


Technical and boring stuff...but very important.  A buyer would not be happy to find out after closing their garage is in the neighbors lot!
