1. Lure'em in

You know the drill. Well manicured landscaping and clutter free walk ways is your home's first impression. Good curb appeal is what induces visitors to cross the threshold and see the whole show.

2. Tell the world

What if you gave an open house and no one came? You didn't spread the word. Your real estate agent should do the heavy lifting, but that doesn't stop you from advertising on popular listing sites.

3. Roll out the red carpet

Put out a pitcher of iced tea, lemonade or bottles of cold water. Hors d'oeuvres, petit fours, cookies (and their fresh baked aroma) also say "welcome" Open blinds and windows and turn on all the lights to showcase your home.

4. Go 'poof!'

Get outta there! Homebuyers are uncomfortable with you, the owner, around. Take pets and their food and litter boxes with you.

4. Send thanks

Follow up. Use an open house sign-in form (name, address, phone or email) to send notes of thanks soon after the open house.
