Rochester NY Realtors are slowly beginning to see a bump in the number of homes for sale in the area.  The market is still extremely competitive however.

Is the Rochester real estate market getting closer to a balanced market instead of a strong sellers market?  Well, let's not go that far, however, it is improving.  In this May market report, you're going to find statistics about the current homes for sale in Rochester NY, pending sales, and also get information on the Rochester NY homes sold last month.

Single Family Residence Report For Rochester Real Estate

Rochester NY Homes For Sale Currently

As of today, Tuesday, June 13th, we have a total of 299 homes for sale in Rochester NY.  The average list price of these Rochester homes for sale is $70,524 and have averaged 57 days on the market.

Last month, there was a total of 200 new homes listed for sale.  When comparing that to the previous year, it was only 11 fewer new listings, as 211 Rochester homes were put on the market during May 2016!  

The most expensive home for sale in Rochester NY currently is 81 Barrington Street.  This Rochester NY new construction home for sale is listed at $729,900 and has been listed for 11 days.  This property is under construction and is anticipated to be completed within 60-90 days.

Rochester NY Pending Sales

342 Rochester homes are currently under contract.  This equates for nearly 28 million dollars in volume!  The average list price for these 342 pending sales was $81,807 and averaged only 31 days on the market!

The home at 11 Highland Heights, Rochester NY 14618 is the most expensive pending sale.  This amazing home was listed for $599,900 and sold in only 16 days which is very quick for a home of this price!  

Rochester NY Homes Sold During May

Over 10 million dollars of real estate was sold during May 2017 in Rochester.  There were a total of 112 Rochester NY homes sold last month.  The average sale price of these 112 homes was $91,333 and averaged 37 days from list date to contract date!

The number of homes sold during May 2016 was 228, but even though there were 16 more Rochester homes sold, the total volume sold was similar due to increasing home values!  The average sale price during May 2016 was $85.851 and the average days on market was 41.

44 East Boulevard was the most expensive home sold in Rochester during May 2017.  This property was listed for $579,900 and sold for $550,000 in only 35 days!  Again, this is a very small amount of time on the market for a home of this value.

What Should You Expect From Rochester Real Estate In Coming Months?

Rochester residents who're interested in the real estate market will continue to a very competitive market.  While it appears the inventory levels are beginning to improve, there still are strong signs of a sellers market.  There hasn't been a better time to sell a home in Rochester NY in several decades!

Buyers who're purchasing a home in Rochester need to be prepared and understand how to buy a home in a sellers market.  In order to successfully buy a home in a hot market, it may mean offering significantly more for a home or even waiving a home inspection, which is usually not recommended.
