Luxurious Living Reaches New Heights in Vegas
by Courtney Ronan

Think luxury. Now multiply that vision by two, and you're getting warm.

With a view of the magnificent Red Rock Canyon to the west and a "through" view of the lustrous skyline of the famed Vegas strip to the east, Versailles residences have raised the bar on high-rise condominiums.

Situated on a 14-1/2 acre estate with views of the ninth hole at Badlands Golf Course, Versailles will be the cornerstone of the Peccole Ranch development. Standing 12 stories high, the penthouse floor will be level with the top of the Stratosphere Tower, 1,149 feet above the Las Vegas desert. Within each of the three high rises will be a maximum of 28 residences, complete with a host of lavish features and services which, according to the developer, "will surpass the experience of residences in Chicago's Gold Coast, Los Angeles' Bel-Air, and New York's Park Avenue. These are truly 'estates within an estate.'"

"The time has arrived for this project, and Versailles will redefine the term 'royal treatment' in terms of luxury living," says Gilles Pageau, president of Taurus Development. "Our residents require the ultimate in all aspects of service."

From the moment Versailles residents drive through the lush, ornately landscaped streetscape and deliver their cars to the valet (so it may be cleaned and vacuumed, immaculate for the next outing), elegance permeates the grand environment, which is based upon the Palace of Versailles in France.

Entering the foyer, residents may chat with someone from the 24-hour concierge services to order flowers, dinner, make travel arrangements, and then stop by the wine cellar to select a bottle from their private stock. Proceeding upstairs, the elevator doors glide open so they may walk directly to their own homes. Once residents' customized, state-of-art security systems are momentarily disarmed, their eyes are immediately drawn to either the magnificent orange-red sunset to the west, or the sparkling skyline in the east's twilight.

Hungry? Step into the custom designed kitchens by Poggenpohl. Too tired to walk Fido? Make one phone call, then send him down the service elevator (yes, unescorted), and return to greet him 15 minutes later. Ready to relax? Call the concierge to "order up" some Mozart to float from the gardens to the terrace. Still tense? Slip downstairs to one of the spas for an aromatherapy shower or a steam bath. Or, if you reside in a penthouse, slip upstairs to your own conservatory.

White-glove pampering is carried throughout every aspect of the Versailles lifestyle, Pageau says. Even extended absences are problem-free -- upon returning, residents will find their homes in pristine condition, complete with fresh sheets and stocked refrigerators if they so desire. "Our entire mission is to provide our residents with a worry-free atmosphere by taking care of as many day-to-day details of their lives as possible," Pageau says.

Floorplans range from approximately 3,000 to 13,000 square feet, so residents have plenty of room to design their own floor plans. If a family would like two floors instead of one to create cathedral ceilings or incorporate a stairway to the second level, "that's fine," Pageau says. "We want them to be happy in their new homes and will go to great lengths to grant their wishes."

For a change of scenery, residents are welcome to host parties in the formal ballroom, enjoy a cigar and brandy in the fireplace room, or even visit their out-of-town guests who might be staying in one of the four guest suites available in each high-rise. For business executives, working from home is easy, thanks to the fully-equipped business center which includes videoconferencing capabilities and other office equipment.

"In the family of Queensridge properties, this is truly the grandest of the 'Crown Jewels,'" says Larry Miller, president/CEO of Peccole Nevada. "Its location, its amenities, its desire to be the most luxurious high-rise on the continent is evident. They've taken the best technology and services, incorporated the design elements of Versailles, and created a unique, unprecedented residential community in Las Vegas."

Get out your wallets: Preconstruction costs for a Versailles condominium range from $1,150,000 to $7,750,000.

Via virtual reality, videotapes will be available to illustrate the development. For a copy of the videotape, or to inquire further about Versailles, contact Ken Gipe at, appropriately enough, (888) LOUISXV.
