Market Conditions: Olathe, Kansas

Olathe, Kansas, one of the state's fastest growing cities and the nation's eighth fastest growing city -- thrives in the southern part of Johnson County.

Realtor Ken Jansen reports that the market conditions in Olathe depend on which price range you are interested in. The under $350,000 price range is seller advantaged. The over $350,000 price range is buyer advantaged. Currently there are 753 homes for sale in Olathe.

With an average absorption rate of 188 homes selling per month, it would take 4 months to sell all the existing homes, assuming no additional homes came on the market. A balanced market is generally considered to be when there is a 5-6 month supply of homes. Homes in good condition with marketing which differentiates the home from the competition are selling well.
