Market Conditions: North Georgia Mountains

Market expert Judy Aselton reports that spring break brought the usual week-long visitors to the North Georgia Mountains from throughout Georgia and Florida.

She says many agents saw a rise in their website hit reports a week or two before this period followed up by emails, phone calls and the setting of appointments to have property shown to them.

Many agents also saw an increase in showing of houses on the market during the 2 week periods before and after the Easter holiday and it is hoped sales will result from these exploratory trips as it seemed to be a bottom seeking trip for many.

As far as the future of this market, Aselton is still seeing price changes in a downward trend, but, by the same token, some builders are starting new construction and selling before the trim stage.

For sellers who are reluctant to be flexible in dropping their price, there is little or no activity through the lockbox.

And for those willing to work with the buyers, a pending closing can be the outcome in this primarily second-home market.
