Atlanta's Buckhead Neighborhood Offers Buyers Bargains In Full

Like other areas of Atlanta, Georgia, Buckhead, the neighborhood made famous by Tom Wolfe's "A Man In Full," is in a buyer's market, but bucking the trend, say local Realtors.

"A shopper's and party animal's dream," says Realtor Janice Loose, "Buckhead is where old money meets frat parties, where streets lined with magnificent million-dollar homes empty onto a famous Atlanta singles' scene. It's home to the Governor's Mansion, much of the goings-on chronicled in Tom Wolfe's "A Man in Full" and two of the area's best malls. Buckhead isn't a neighborhood in the most strict sense of the word - it comprises about twenty neighborhoods each with its own borders, character and civic association. Among Buckhead's best known neighborhoods are Peachtree Hills, Habersham, Peachtree Park, Garden Hills and Tuxedo Park."

Explains Realtor Batool Zamani, "It is definitely a buyer's market here, as we are starting to see homes stay on the market longer, and we are seeing more price reductions. The housing market continues to be strong, driven by low interest rates, low inventory and lack of consumer confidence in the stock market. Price appreciation for homeowners is still good, though homes are not appreciating at the same rate that we have seen over the past several months. This could be the beginning of a move toward a buyer's market. Homes are staying on the market a little longer, and we are starting to see more price reductions. With record-low interest rates it is a good market for those looking to buy or sell."

Realtor Joshua Jarvis says, "Buckhead is where everyone wants to be, if they can afford it. It's literally five minutes from everything - shopping, downtown, fine dining and good schools."

Jarvis says, "I find that most buyers are looking in Buckhead and then buying something right outside the city limits. With more creative financing options, many people who wouldn't normally consider Buckhead are giving it a second look. Whether it's a condo or palatial residence, Buckhead is where Atlantan commuters want to be. Despite the reports, there is something for everyone, with condos in the 150's and homes all the way to the $2-3 millions and even more."

"From modest 1-bedroom condos to multi-million dollar mansions," say Realtor SandyKoza, "Buckhead has something for everyone. The market has been slow for sellers all over for the past two years, and Buckhead is certainly no exception. The fact that interest rates are still low (although climbing), combined with the great number of properties from which to choose, makes Buckhead a buyers' dream. Even though the market has been slow, it has picked up rapidly since the beginning of 2003, and those great deals won't be around for long.

She advises, "Sellers, on the other hand, must be prepared to be competitive in their pricing, and the condition of their properties is of utmost importance as buyers can afford to be choosy in this market and will only buy the home that is the "pick of the litter" for the price."
