Meisha Rouser reports the Seattle Puget Sound Market, while feeling the effects of hesitant buyers, still holds strong amongst the current perceived real estate market uncertainty.
And while the nation overall in 2007 experienced a .8 percent appreciation, Washington state grew by 5.44 percent, the sixth highest appreciating market in the Nation.
In King County, the majority of the demand is in the upper $300,000 price range; the average demand in Snohomish county is in the lower $300,000 range, and the average demand is in the lower $200,000 range for Kitsap county trails.
All counties are showing roughly an average 3 month inventory.
Rouser predicts a relatively strong 2008 spring, followed by moderate summer activity.
And based on past performance, she believes things will slow during the elections, with spring 2009 being the start of a strong upswing.
Puget Sound historically has been less susceptible to national trends, Rouser says, and tends to maintain stable economic conditions due to their strong and diversified business industries.
