Every Listing Agent should start putting the following paragraph in their Listing Contracts (exclusive or MLS alike):

"This Listing is owned by the Listing Agent and his accociated Real Estate Office.
It cost $ so mush money $ to obtain in operating and marketing costs, and any sale or value in dollars and sense generated by distributing this listing to any database online or offline is to be returned or refunded to the original Listing Agent or Real Estate Office."
