The logjam in the online real estate business

I agree wholeheartedly with Peter's comments. The bottleneck in the whole online real estate experience is going to be the individual Realtor, and their lack of use of technology.
I am constantly amazed at how it takes the majority of Realtors a week to answer their email. The delay is not because they are so busy - as we know, the vast majority of Realtors make subsistence wages, and the busy Realtors have assistants who check their business communications for them.
With my client base being largely web-based & web-generated, I also know the frustration that the would-be consumer of Realtor services feels. Here is this great not-new medium that will finally give them some control and anonymity in the home-hunting process, and they are by-and-large forced to use the old methods of picking up the phone anyway.
Of course, the up-side of this is that there are three very efinite levels of internet savvyness amongst Realtors - those who grabbed the bull by the horns and have been working it and learning it for years / those who sometimes remember to check their email and have a template, ego-site / and those who still pray that the internet will disappear into the void.
The spoils go to those in the first group, and we will continue to reap ever-greater rewards from a growing number of consumers who will insist on doing business online.
A quote from a new client tells it all - "Thanks for all of your work thus far!! Matt and I have spent some of today looking around different areas to gain some general ideas about housing prices, etc. When we have tried to check out some on-line websites, we have been extremely frustrated by some very poorly designed and inaccessible sites that give no information whatsoever!! It has made us appreciate your work for our web page even more!!

And these people are paying me 7% commission, when they could have listed with nearly every other agent in town for 5%!
