Response To: Is A Commission Worth Losing a Friend? (Blanche Evans - 04/26/2000)

Friendship is irrelevant
Posted By: ChrisNewell - 04/26/2000 05:42 AM

Having been in this situation many times, I have to say that friendship is irrelevant. What is relevant is that Anne is not willing to offer a fee-for-service, and indeed appears to be concerned with her commission. Whether she is or not is not something we can deduce from the facts presented.

I recently claculated the effect of taking a listing at 5% vs 4%, and was not surprised that the reduction of 1% would actually mean a cut in my pay of 57.14%. This is not avery desirable situation.

However, a Realtor has to look at things from the seller's perspective. It does appear that paying $6,000 to market a home that will sell in a week is gouging. The seller doesn't care that the Realtor may only sell one home a month; why should a seller pay to make up for the inefficiencies of a Realtor's business?

Fee-For-Service is the way to go.
