You raise a very important question. The issue here is whether it is too late.
To this point appraisal reports have been collected and aggregated so that automated appraisal systems are now available. In some percentage of transactions, say subdivisions with like models, such systems may be accurate and timely if maintained.
A lot of real estate will never lend itself to automation, but any percentage which can be automated means potentially less work for appraisers. Please see:
