Blanche -- Thanks for your note. The real estate community has a great story to tell from an investment perspective. The truth is, we continue to look at annual price increases without looking at the basis for investment. Real estate by its nature is both shelter AND an investment. It is rarely financed on an all-cash basis, thus to reasonably calculate the investment value for owner-occupants we must look at the worth of real estate as shelter and its value in terms of the cash invested. To say merely that "values rose 3 percent last year" or whatever does not begin to show the economics of ownership. All the best. Peter G. Miller OurBroker(r)
