If a home in a seller's market is going to sell in a week, it's most likely going to sell off the sign, whether it's the Realtor's sign or the owner's "FISBO" sign. It's a proven fact that some homes just sell themselves and we are needed to fill in the required forms for the seller and buyer and follow it through to closing. In a strong seller's market it is especially more important to remain flexible as a Realtor and I fully agree with Chris Newell, another posted reply. Taking a listing in such a market with a variable commission arrangement gives the seller a break on the commission and everyone could be happy. Quick sale, happy seller with more net proceeds, happy Realtor with a quick, decent commission. It pays off on repeat business and referrals from the satisfied seller.
