Hello George,

It is widely understood that real estate is a local business. Under the new concept of Broker Reciprocity, local brokers will pool their listings and unlike the old MLS, the listings will be available at a local level to the consumer. The architecture of both the internet and change is decentralization, therefore by extension the local agent and local buyer are best served locally. If a consumer was moving out of town, all they would have to do is is get on the net and search real+estate+your+new+town, and all the local listings would be available at as many locations as there are agent web pages. Many of the problems now encountered on national web sites, such as already sold homes remaining on the national site for weeks after the sale would be eliminated. Content would be better because it is generated locally, by people who know the local area. I really doubt that national sites will be available much longer. In my opinion, local listings help the consumer more than slow, often unreliable national sites.
