Perhaps including reality into listing agreements would resolve your problems. Attempting to mask state and local disclosure laws with Realtor disclaimers has to be tedious. It also perpetuates Realtors self-serving agendas creating collusion, deception and health & safety issues ultimately paid for by consumers. Reality would need to include Realtor accountability and education. Third-party Pre-listing home inspections, defining the product being bought and sold, would also bring reality to the current smoke and mirrors of Real Estate?.Joanne Perkins surety1@earthlink.net
