Fee For Service Costs

Jim: I added up your selling costs and they came to $3751 for your example. Your hourly fee in my mind is too high for some of the tasks and too low for others. Are tasks such as putting up a sign and lockbox, writing ads, taking photos, and delivering just listed cards really worth $40.00 per hour? Where I come from these tasks can be done by someone for minimum wage. Is sitting an open house really worth $385.00? Let's assume your costs are correct. What would you charge if the property SOLD on the first day and the costs had to be accounted for. If the $3751 is your costs, why would you charge a higher fee for selling a higher priced home. Shouldn't you be charging every homeowner the same selling fee "your average". I'm sure you are thinking about all the homes that don't sell. Should the sellers that successfully sell their properties be subsidizing the one's that don't sell? Are sellers really getting what they are paying for in services? What if they don't want an open house, just listed cards, no advertising, no internet ads, etc., should these fees be deducted from the commission? Should everyone that lists their home with your company pay a fee for services delivered? The way we charge for our real estate services must change .
