As good consumers and perhaps more importantly as tax paying citizens, we obviously agree. But I'm convinced the general public does not know why they should be concerned about the appraisal industry. I am always willing and ready to educate anyone who shows an interest in knowing anything about the business. And about why a third party, disinterested real estate appraiser, that is licensed/certified and perhaps additionally one that holds a professional designation by an organization that is a member or sponsoring member of the Appraisal Foundation, is critical to arriving at an unbiased opinion of the market value(s) of their home(s). A better educated consumer equals an empowered consumer. Regarding the original post (market values on uninspected property's) I'm reminded of an Appraisal Institute designated appraiser's statement to me that, "no matter how computerized we become, there will always be a need for the *carbon unit* to actually inspect the property." Well I guess that bodes well for us *carbon units* At the very least, our ability for now, is in place to help protect the buying public. Appraising, in my opinion, is always a consumer protection issue.
