In my area the commission is always included in the price of the home. In our MLS system the broker that brings the buyer to the table gets half the commission, and the broker that lists the property gets half. The buyer brings all the money to the table. This money, most of it borrowed, pays the taxes up to date, pays all the closing fees, pays the commission to both the listing firm & the selling firm, this money also pays off the seller's mortgage if any.
