Oklahoma Eliminates Agency From Brokerage Relationships

Seller's pay the commission?
Posted By: buyers - 08/22/2000 04:42 PM

Hi Bryant:

You said: This law will hopefully start to dismantle the "seller pays all commissions" mentality. Let the buyer hire their own "agents" if it is all that important to them. They rarely will. Why? Because our industry sells itself as a "free" service to buyers. The seller pays all the fees.

In my area the commission is always included in the price of the home. In our MLS system the broker that brings the buyer to the table gets half the commission, and the broker that lists the property gets half. The buyer brings all the money to the table. This money, most of it borrowed, pays the taxes up to date, pays all the closing fees, pays the commission to both the listing firm & the selling firm, this money also pays off the seller's mortgage if any.

Do the sellers in your area bring the money to closing to pay the commission?
