They Won't Work if Your Competition is too Big

All these "combacks" are nice, except if you are working in a geographical area that is inundated with Realtors. I have gone to discuss a CMA with a customer, and the first question is about the commission. The customers politely thank you for coming, but say they are looking for a smaller commission (sometimes much smaller), They then go to the next Real Estate Office and ask for a CMA, and it continues until they get the commission agreement that they want. In today's market, as well as the area I work in, for the most part, any sort of "dog and pony show" regarding the commission is dismissed out of hand. Customers today are much more aware of the business world of real estate, and will not settle for the first offer for the commission agreement, nor will they take a CMA at face value. They very often will not list if your CMA comes in lower than the Realtor next door. An agent would have to show a substantial reason for both the commission and the sale price today in order to get the listing.
