you paint of your market area. Our area is a very hot market - in fact one of the top ten in the nation. If the Buyer's Agent does not present their clients offer - their client will propbably not be represented well at all. When we present our clients offer - our clients are near-by (in car) waiting for the counter presentation by the Listing Agent. I fail to see how that can weaken our case - but then again....
Also, I would believe the "experienced" agents would be the ones who would object - especially in an area where everyone used to represent the seller as it was in Texas until the mid 1990s and as it appears to be in your market area.
