In a situation when the market is that hot and the property is in top shape, Ann J. should sit down with Mary B. and work out a net sheet of what Mary should get and comfortable with. Then add the commission on top of it. Chances are both will be in a WIN WIN situation where Mary got her price and Ann got her full commission.
