You are not a buyer's agent or a seller's agent. You are the sub agent of your broker. If your broker takes listings then your fiduciary duty is to represent the best interest of your broker's sellers. What is your firm's policy on representation when showing in house listings? Most brokers in my area claim seller representation when other agents show their listings, buyer representation when they show other broker's listings, and dual agents, claiming they represent both, when showing in house listings.
