I think you're right. A major reason to hire a buyer broker is not only to get a good price, but also to get a good deal. This means that contract terms should be negotiated to the extend feasible within each transaction.
The problem here is that lenders are used to working with "standard" forms and such forms often lack pro-buyer clauses. It thus becomes important for the buyer broker to negotiate a good deal for the client, and also to educate lenders who may be perplexed by a different form agreement or an agreement with a series of changes and addenda.
