I said this would happen and am glad it did. I am a real estate broker, selling houses for 16 years. For 16 years I have been going on home inspections. I also am an appraiser. I can't tell you how many times, when I have written a contract for buyers and get to the point where they are to decide whether or not they want a home inspection, they have come back with, "But we don't need one because HUD does that." Fortunately they always listen to me and get a home inspection. I think HUD went in the WRONG direction. If they are concerned about the insurable condition of their security AND about the buyer, then they should insist on a home inspection. Our county Settlement Expense Loan Program does. That is what protects the buyer. HUD has already agreed to pay for the home inspection, so why not require it?
