We have used an escalator clause in our market this year in several contracts. In addition, we add a sunset clause. "This offer withdrawn if not accepted by 5:00 p.m., August 10, 2000." or "This offer will be withdrawn should purchasers ratified contract on alternate property is received by Buyer's broker prior to this contract being ratified and received by Buyer's broker." This prevents the seller from sitting on the offer to see if something better comes along.
