We have all heard the saying, "that won't work in my market".

Fee for service will work. Kind of like getting buyers to sign buyer agency agreements, you just have to explain that this is the way you work. It will be the individual agents decision as to whether they want to also offer to work in the traditional manner too. Fee for service or a commission basis are not mutually exclusive.

Some agents will want to let the client choose, and maybe save money if they select the fee for service option. If they won't have the money until closing then they will probably select the commission (contingency attorneys call it :-) basis.
