Dear Blanche,

I am primarily a listing broker. Recently more of my clients have been voicing stong concerns about paying for buyers to have representation. We will often let them choose their own co-op rate sometimes 2-2.5%. You can only imagine the phone calls from "buyers agents" complaining about this dramatic cut in compensation. I do not feel buyers have representation now. This is a general statement, however with the current standard of the seller paying all fees agents end up working for themselves.

When the industry starts insisting that representatives are paid by their clients with accountability to their clients I will believe that loyalty can be achieved.
