Terry should have looked for an "Exclusive" Buyer's Agent. So called buyer's agents that work at listing firms are in fact sub agents of the broker they work under. If that broker takes listings there first duty is to their sellers. An "Exclusive" Buyer's Agent works for a broker that never takes listings, and therefore never works for a seller or becomes a dual agent. A dual agent, by the way, cannot, BY LAW, advise, counsel, protect, or negotiate in the best interest of the buyer or seller, but receieves both sides of the commission. Also as an "Exclusive" Buyer's Agent I never sign a contract with a buyer for more than a month.
