Let's look at some of these ideas individually.

Sure -- thus creating more competition. I see this as a benefit.

Sure -- if they want to be licensed sd independents. They could, of course, continue as associate brokers.

Ah, the joy of malpractive claims...

Agreed. But no one ever accused President Nixon of being a legal scholar or an adept attorney.

I don't want to get rid of part-time agents -- I just want them to be better qualified.

Agreed.

Term licensing is not going to make inefficient brokers more productive. But it may make them more competent when they deal with the public.
