Thanks for your note.

If the question is: Should we have useful seller disclosure forms or no seller disclosure forms then I would agree with you.

However, seller disclosure forms routinely ask questions which cannot be answered because they are beyond the owner's scope -- or the scope of any mortal.

Such forms then become ammunition for the attorneys you mention, who properly note that the form was not correctly completed -- and knowing full well that it cannot be properly completed.

Go back to the Virginia question: "Ae there any substances, materials, or environmental hazards (including but not limited to asbestos, radon gas, lead-based paint, underground storage tanks, or other contamination) on or affecting the property?"

Can anyone answer that? How is it anything less than fodder for attorneys? Does it help buyers or sellers?
